All of our properties are currently rented, but we may have some openings soon. Apartments are located on the west side of Columbus, in Franklinton, Westgate and the Hilltop. All are multi-family two-bedroom units and a few one-bedroom units, as well. Check back...
The fee is $35 per adult living in the property and each person must completely fill out an application.

Instructions for filling out the Application:
Please take the time to read these instructions carefully so that we can process your application quickly and fully.
Your application will be evaluated based on a “point” system. If you achieve the minimum number of points required, your application will be approved. If you achieve short of the minimum number, you may be asked to pay a larger up-front fee or higher monthly payment. The qualifications are relatively easy to meet for applicants who fill out the application truthfully and fully. The following issues may affect your score:

The following items could result in AUTOMATIC REJECTION of your application:
- If you lie about any item on the application. We check all information that you give us VERY CAREFULLY. We can usually overlook poor credit, etc., if we know ahead of time what we are going to find. However, even one small falsehood will result in immediate and automatic rejection of your application.
- If you have been convicted of a violent, sexual, or drug-related felony in the past 5 years.
- If you have a gross household income (before taxes) of LESS THAN three times the monthly payment.
- If you have been a PLAINTIFF (the one who SUED someone) in a lawsuit other than an auto accident or class action suit.
Please follow these instructions in filling out your application:
- ALL adults who will be living in the house must fill out individual applications. (If married, one joint application, signed by both, in ink, will suffice.) Each person applying must be approved.
- Fill out EVERY part of the application in full.
- Sign the application in INK.
- The $35 application fee can be paid in CASH or by MONEY ORDER made payable to Ohio Trust Properties. It can also be paid with debit or credit card online in the box above. This fee is for each adult and is non-refundable.
- If you feel that any items on your application (credit, evictions, etc.) need further explanation, feel free to attach a separate letter of explanation.
- Include your past 2 paystubs and bank statements, if applicable.

ADDITIONAL INFORMATION:
- A credit report may be run on each applicant and or guarantor to check their credit history.
- An eviction report will be run on each applicant to check for any evictions.
- A visit to your present residence may be required by our representative, prior to any approval of your application.
- Verification of good rental history from previous landlords may be checked.
- The number of occupants cannot exceed our occupancy limits which are two people per bedroom.
- Applicant must be of legal age to enter into a legal binding contract in the state of Ohio.
- If you do not qualify on your own, you must have a guarantor. They must make a minimum salary of three times the monthly rent. Guarantors who are married may combine their income. However, they will each need to submit an Authorization of Employment sheet from their employer.
- When applying, the applicant or guarantor must show a stable income. If a guarantor is not required, then this is done by having the applicant’s employer complete the Authorization of Employment sheet. Also, in lieu of the Authorization of Employment sheet we can accept the two most recent check stubs.
- If the guarantor is self-employed, in lieu of the Authorization of Employment sheet we can use a copy of the most recent tax statement (the sheet with the yearly income and the sheet with the third party preparer/s signature) or a letter from an accountant or bank stating the appropriate income level. If the guarantor is retired or disabled, we must have some other proof of income, i.e. the most recent statement, etc.
- If the applicant is not a U.S. resident, they must submit a photocopy of their I-20 form as well as a photocopy of their passport.
- The above requirements must be met be each individual applicant.
- Management reserves the right to refuse any applicant who poses a health or safety threat to other residents.
